Alexandre Boyes Residential Lettings and Management was established in 2002 by Kate Boyes a Chartered Landlord & Tenant surveyor, a Member of the Royal Institution of Chartered Surveyors (RICS) and a Fellow of the Association of Residential Letting Agents (ARLA). We specialise in distinctive properties within any price bracket in Tunbridge Wells and the surrounding villages.
The company adheres to the RICS code of practice and regulations and therefore offers the highest standard of knowledge and professionalism to its clients and tenants in a constantly changing market.
As an independent family business we can tailor our services to each individual clients needs. There are specifically three tiers of service: Let Only, Rent Collection and Full Management.
Each property benefits from a broad marketing coverage including local advertising in the Courier as well as on the four major property portals: Primelocation, Rightmove, Findaproperty and Propertyfinder. In addition we work closely with corporate relocation agents and have successfully placed corporate clients for some of the largest employers in the local area.
Alexandre Boyes specialise in reassuring and looking after clients and their property assets who are leaving Tunbridge Wells to relocate abroad. About a third of our new business comes from personal recommendations to our service and advice.
We have an inhouse Chartered Accountant who can maximize tax reliefs and minimize the tax paid on the property. She can also advise on minimizing tax liabilities on property that has been rented out if you come to sell in the future. UK Letting Agents are required to deduct basic rate tax from any rent collected from non resident landlords unless the HMRC certifies otherwise.
A noticeable percentage of our applicants are sourced from applicants moving to Tunbridge Wells for the highly regarded schools, job relocation or merely to escape London. Alexandre Boyes have strong market knowledge of the local schools and catchment areas to help find the right property.
Once under management the property is looked after by our designated property manager, Rob Larkin, who has ten years local experience in the industry. This ensures our clients are provided with sound constant advice and our tenants receive an efficient and knowledgeable service.
Alexandre Boyes are members of the Tenancy Deposit Scheme retaining tenancy deposits in our designated client account under the protection of the Scheme and our professional indemnity insurance.
We work closely with our Residential Sales department to provide buy to let, investment and disposal advice when required. Both departments benefit from word of mouth recommendations and the cross business that ensues.
