As letting agents one of the most important aspects of our job is to ensure the gas safety of the properties our tenants live in. We book large numbers of gas safety certificates for landlords every year and need to ensure we are up to date with the latest gas safety regulations at all times.
 
One of the most important new regulations coming into force will be regarding boilers that are located on internal walls and have flues that run through concealed spaces. If the flue is not in good condition, this can affect the performance of the boiler; more importantly if the boiler is not working efficiently it may start to produce high levels of harmful carbon monoxide gas which can then enter a property if the flue has any breaks.
 
In order to protect tenants, any property with a flue that is located in a concealed space will be required to have inspection hatches installed at each section of the flue that cannot be seen. This regulation will need to be accomplished by 31st December 2012.
 
Currently you will find that Gas Safe Registered engineers are fitting Co2 alarms in properties where flues are located in void areas. This is providing further protection for properties and does not mean that your boiler is unsafe.
