Why are more and more Landlords opting for a Fully Managed service? 

Our fully managed service has always been a popular choice for Landlords, usually due to a busy schedule and minimal time to organise and oversee maintenance, routinely check the property and be available 24/7 for emergencies. 

With our full management service, Landlords that are new to the field have peace of mind that their property is being looked after. Additionally, it is becoming increasingly difficult for Landlords to be aware and to keep themselves in the loop with all the growing legislative changes that we have seen in the last few years.

Below is a brief outline of necessary requirements that Landlords need to consider prior to letting their property:

  • Annual Landlords Gas Safety Certificate
  • Up to date Energy Performance Certificate
  • Smoke alarms on each floor
  • Carbon monoxide alarms by open flames
  • Keep in line with maintenance response times and procedures 
  • Keep records of all correspondence – important with new banning order legislation
  • Right to Rent checks
  • Use of correct relevant Prescribed notices 
  • Deposit protection 

Being negligent to these requirements are more serious than some Landlords realise; the lack of meeting some of the above legal requirements can result in an unlimited fines and/or imprisonment through court proceedings. The legislative guidelines are constantly changing and there are further amendments being discussed to take effect imminently.

Rachel has over three years experience within the lettings industry and has qualified for her ARLA membership having passed the Level 2  Technical Award in Residential Letting and Property Management.
