Resident acts like a digital administrator saving time and helping with admin tasks and reducing the need for printing and stationery. Our managing agent clients have found that it reduces admin, printing, stationery and postage costs by up to 80%.

Accounting made simple

All that has to be done is input an agreed annual budget against a comprehensive list of expense types and Resident generates service charge demands. It automatically creates end of year account expenditure reports splitting transactions under various service charge expenditure headings, with individual accounts for each leaseholder.

Alerts and calendar reminders

Avoid Section 20 headaches by logging all general repairs and maintenance with warning alerts, if proposed expenditure hits the threshold for major works. Set calendar reminders for repitive taks including insurance renewals, health and safety assessments, and service contract due dates. It also sends alerts for everything you might need reminding of.

Secure cloud based access

Information and documents are stored on our secure cloud platform which is backed up four times a day. Managing agents, leaseholders or neighbours can login from anywhere, on any device, giving access to docuemntation, certificates, accounts, messages, meeting minutes, actions agreed, and more. We provide as many logins as necessary, giving leaseholders access to their own account as well as shared block information.

Quicker communications

As leaseholders have logins they too can access budgets, documentation, and maintenance reports themselves making the whole management process totally transparent. Resident stores all historical information so that it is readily available to current leaseholders. there is a built-in instant messanger, a digital message board, and an online voting tool to speed up decision-making.

Staying compliant

Unique to Resident, our software provides a comprehensive checklist to help you stay compliant. An inbuilt case management system takes you step by step through the block management process. There are prompts to help you manage your blocks according to best practice. Resident links to Companies House information and manages leaseholder, director and company secretary shareholder details. It even produces the share certificate for you.

Little black book

Resident's online directory connects you to approved local contractors for maintenance and repairs, and to professional service firms if you're after legal or accounting advice. One click gives you access to specialist leasehold brokers for building, engineering, and directors' & officers' insurance; and links you to utility suppliers so you can benefit from the most competitive electricity and gas rates for your block.

Backed up by real advice

Because Resident is been built by block managers for leaseholders and block managers, when you sign up, you share the benefit of our professional experience. Our online resource centre is stuffed full of guidance, templates and helpful reminders and checklists. And if a client wants to talk something through, our experienced block managers, chartered landlord and tenant surveyors, property lawyers and chartered accountants are at the end of a phone or on email, for full consultancy advice or just a little support.

Who is behind Resident?

Resident's founder Kate Boyes runs Alexandre Boyes, an award winning residential sales, lettings and property management family business. She holds a first class degree in Land Management, is a Chartered Surveyor, and a Board Member of ARLA.

Kate is driven by the desire to set the highest professional industry standards and by the belief that Resident can make property management better for everyone by sharing knowledge, striving for transaparency of information and encouraging compliance. She launched Resident in August 2014 because she was frustrated with what was available., so she set about designing something that would make managing property simpler, more transparent, and more effective for her team and for clients.
