Block Manager Required

The role of the Block Manager is to manage a portfolio of 300 residential units. A mixed portfolio all within 1 hour of Tunbridge Wells. This Block Manager role would suit an experienced Block Manager with at least two years’ experience. Our client is expanding fast and needs a proactive, focussed candidate to join their team.

Block Manager Duties:

The Block Manager will be responsible for co-ordinating and managing all services and maintenance contracts and to communicate with clients and leaseholders in line with contracted management agreement

  • Inspection of sites to ensure the quality of services provided are satisfactory and to identify building repairs in line with health and safety issues
  • The Block Manager will set service charge budgets, preparing demands in line with leases
  • Risk managing purchase services and special projects to maintain positive cash flow
  • Assist the client accountant with the preparation of all financial documentation for submission to accountants for preparation of year-end accounts
  • Chairing AGM’s for each site
  • Ensuring compliance of all fire risk and health and safety regulations
  • Advising on and implementation of Section 20 procedures for all qualifying projects
  • Putting in place insurance for each property
  • Assist with the development of the department
  • Selling services of other departments, including surveying, estate agency and insurance
  • Winning new management contracts in the region
  • Provide the department with general Block Management advice
  • Act as the first point of contact for issues that are received from clients and leaseholders

Desired Block Manager Attributes:

  • 2 Years’ experience within Block Management/Leasehold
  • Must have a full UK driving licence and your own car

Emma has been working within the lettings industry now for 10 years, starting as a Lettings Negotiator in Tunbridge Wells in 2007, joining Alexandre Boyes in 2009, being promoted to Lettings Manager in 2011. Emma accepted our invitation to become a Partner of Alexandre Boyes in April 2015. Emma qualified as member of ARLA in 2010 and qualified as an Associate of the RICS in 2016.

Emma is involved in all elements of the letting process from sourcing and securing new business through to check out at the end of a tenancy. She is responsible for the smooth running of our lettings team on a day to day basis. The lettings team at Alexandre Boyes were shortlisted for the Best Single Lettings Office in the South East at The Times & Sunday Times Letting Agency of the Year Awards, and won Lettings Office of the Year at the West Kent Property Awards.

When Emma isn’t working she enjoys spending her free time horse riding in the local countryside and travelling.
