Property Manager – Residential Portfolio

Alexandre Boyes is a well-established, RICS-regulated managing agent specialising in residential block and estate management across Kent and Sussex, primarily within Tunbridge Wells.

We are seeking a genuinely experienced Property Manager to take responsibility for a low-volume, high-value portfolio of mature and complex developments.

The Portfolio

  • Approximately 450 units across large, established developments
  • Includes high-rise buildings with Building Safety Act and fire safety compliance responsibilities
  • Highly engaged directors and boards
  • Strong governance focus, with ongoing major works and compliance interfaces

This is a portfolio designed for quality, professionalism and long-term client relationships – not volume.

About You

This role will suit someone who:

Key Duties

Duties include, but are not limited to:

  • Act as the first point of contact for Client and Leaseholder enquiries; retain thorough internal file notes; use the Resident platform or other internal systems to raise maintenance tickets, works orders and messaging
  • H&S compliance: proactively manage renewals via Resident; provide Clients with copies of all necessary paperwork; answer Client queries; seek Client written instructions on remedial works and action points
  • Ensure all reports, certificates, maintenance contracts, insurance and related documents are in date, loaded onto Resident and filed within the relevant internal systems
  • Handle day-to-day maintenance issues, arranging appointments, access, quotes and other requirements
  • Work within each Client's TOB, within the constraints of funds held, Approved Expenditure, Section 20 principles and the Client's written instruction
  • Prepare and present budgets to Clients
  • Carry out periodic site visits and all related administration, including reports; ad hoc site visits to meet third parties where required
  • Liaise with bookkeepers on billing, debtors, service charge arrears and general enquiries, appointing solicitors where necessary
  • Manage Section 20 consultations in all aspects, including notices and the tender process, ensuring the Client signs the TOB addendum and Additional Service Fees are billed; act as a conduit between Client, leaseholders, contractors, project managers and other parties
  • Advise on and arrange planned maintenance reports and works, and reinstatement cost valuations
  • Attend meetings where required, including AGMs and departmental meetings, which may be out of hours
  • General office duties, including answering the telephone and managing the key system
  • Work at all times within Alexandre Boyes' Terms of Engagement and Internal Policies, all regulations and industry Codes of Practice, keeping up to date with all changes and introductions
  • Report regularly to your Line Manager; escalate all issues, formal complaints and solicitors' letters to your Line Manager and the Operations Manager
  • Maintain an annual CPD log of personal training and learning; complete internal training as required
