SOS Out of Hours


Alexandre Boyes provides an SOS Out of Hours facility for our fully managed Lettings, Estate & Block Management residents to log genuine emergencies outside normal office hours.

Please note that this facility is not a guaranteed emergency response line and cannot be relied upon for immediate attendance or action. Messages are monitored periodically, and while Property Managers may see email notifications, they are not required to respond outside of office hours.

Leave your name, property address, contact number, and a brief description of the issue.

If the matter presents an immediate risk to life, property, or safety, please contact the relevant emergency service or utility provider directly using the numbers listed below.

What to do in an emergency

Emergencies can include, but are not limited to, major leaks, total loss of power or heating, fire, flooding, and structural damage.

If an incident occurs outside office hours:

  1. Take any immediate steps to make the situation safe, such as isolating power, turning off water at the stopcock, or vacating affected areas if necessary.

  2. Contact the relevant emergency service (Fire Brigade, Police, Gas or Electricity Emergency line) if there is any immediate danger to life or property.

  3. If safe to do so, take reasonable steps to limit further damage (for example, isolating a leak or electrical circuit).

  4. Notify Alexandre Boyes by calling your usual office number and leaving a message, or by emailing support@alexandre-boyes.co.uk with a brief summary and photos if possible.

  5. We will review any messages at the earliest opportunity during office hours and assist with insurance claims or follow-on repairs as appropriate.

Stopcocks and isolation points

In many purpose-built blocks, the location and labelling of stopcocks or isolation valves can vary. Identifying which serves which flat often requires each supply to be turned off in sequence.

  • All occupiers should ensure they know the location of their own internal stopcock and the main building isolation point, as this is essential in minimising damage during an emergency.

  • Labelling or mapping stopcocks falls outside our standard management remit, but our clients (the freeholders) may instruct us to oversee this work. There would be a cost involved for contractor attendance and supervision.

Important information

  • All calls with Alexandre Boyes may be recorded for monitoring and training purposes.

  • Any non-genuine or non-urgent issues will be reviewed on the next working day, and you may be liable for any contractor call-out costs if attendance is not deemed necessary.

  • Our office hours are Monday to Friday, 8.30am to 5.30pm (excluding Bank Holidays).

Optional 24-hour cover

Residents’ Management Companies or Freeholders wishing to explore the option of a dedicated 24-hour emergency call-handling service can request further information or indicative costs from our team. These services are provided by third-party providers and would be subject to separate approval and cost.
