AB are recruiting a block compliance surveyor

Alexandre Boyes Estate & Block Management manages approximately 2,500 units.

The department is based in Tunbridge Wells and manage some of the town’s most notable apartment blocks, but our portfolio extends from West London, through the London boroughs, Tunbridge Wells & East Grinstead towns and surrounding villages, and all the way down to the coast in Hastings. During the past few years we have experienced 100% growth and now require a focussed, proactive individual to manage Fire Risk and Health & Safety compliance for the entire portfolio. 

The Block Management Surveyor (Compliance, Contracts & Major Works) will preferably be IRPM or RICS qualified with 5 Years’ experience within Block Management/Leasehold. The applicant must have a full UK driving licence and your own car.

Role: You will be responsible for co-ordinating and managing all compliance services and maintenance contracts and to communicate with Clients and Leaseholders in line with our contracted management agreement.

Duties would include but not be limited to:

  • Ensuring compliance of all Fire Risk and Health & Safety regulations for the Estate & Block Management portfolio
  • Ensure that all reports, certificates, maintenance contracts are in date, loaded on Resident Software and filed within various internal systems
  • Proactively manage all renewal dates via Resident Software and any other appropriate internal system
  • Arrange and book all appropriate checks, contracts and assessments liaising with Property Managers, Assessors, Contractors, Bookkeepers and Clients where appropriate ensuring that that there are funds; that the renewal costs are within Approved Expenditure or the appropriate procedure is followed should it exceed; that we have written Client instruction
  • Ensure that Clients are provided with a copy of the all the necessary paperwork; answer Client queries; seek Client written instructions on remedial works and action points
  • Attend site where required and reasonable to meet assessors, surveyors, engineers, council, fire departments, contractors, Clients and other such third parties
  • Arrange quotations for contracts, assessments, inspections etc and remedial works / action points; arrange necessary works
  • Advise on and implementation of Section 20 procedures for all qualifying projects; raise fee invoices for Additional Service Fees and maintain thorough records on income and billing. Work alongside appointed surveyors and other professionals to act as a conduit between client, leaseholders and professionals and assist in co-ordinating through to completion including snagging.
  • Advise on and arrange planned maintenance reports and reinstatement cost valuations 
  • Liaise with Clients over long-term maintenance plans following planned maintenance reports and implement and arrange works when necessary, liaising with the property managers for budgeting
  • Provide the department with general advice on relevant compliance
  • Act as the first point of contact for issues that are received from Clients and Leaseholders on all compliance, fire risk and health and safety
  • Where appropriate attend meetings, AGMs, departmental meetings
  • Retain annual CPD log of personal training and learning
  • Ensure that at all times you are working within Alexandre Boyes Terms of Engagement and Internal Policies, all regulations and industry Code of Practices, and keep up to date with all changes and introductions
